Florida State Mold Inspection Frequently Asked Questions
At Florida State Mold Inspection, we know dealing with mold can be stressful and confusing. Below are the most common questions homeowners and business owners ask, along with clear answers to help you understand the inspection process and protect your property.
General Mold Questions
What is mold, and why is it a problem?
Mold is a type of fungus that grows in damp, humid environments. In Florida’s climate, mold can appear quickly and spread fast. It can damage building materials, lower air quality, cause musty odors, and in many cases, trigger health symptoms such as allergies, headaches, and respiratory irritation.
How can I tell if I have mold?
Common signs include musty smells, visible discoloration on walls or ceilings, increased allergy-like symptoms, or areas that stay damp. The only way to know for sure is through a professional inspection and lab testing.
Is all mold dangerous?
Not all mold species are toxic, but all mold should be treated seriously. Even non-toxic species can impact indoor air quality, trigger allergies, or spread to hidden areas. Professional testing identifies the exact type of mold present.
Inspection & Testing
What happens during a mold inspection?
Our certified inspector performs a full visual assessment of the property, including moisture detection, thermal imaging, and air quality testing (if needed). We identify moisture sources, hidden mold, and environmental conditions that allow mold to grow.
Do you offer air quality testing?
Yes. We use industry-standard air sampling equipment to measure airborne mold spores. Samples are sent to an accredited laboratory to determine mold levels and species.
How long does the inspection take?
Inspections can take 2 to 6 hours depending on the scope of work involved in detecting the underlying issue. In more complex circumstances that require a trade specialist, we will recommend that you get a GC, Plumber or HVAC contractor involved.
Do you provide same-day results?
Lab results are generally ready within two business days. Expedited results are available with an additional fee.
Can you tell me the source of the mold?
Our inspection is geared towards finding whether there is a mold situation, as well as finding the underlying problem that caused it. Various instruments are used to detect areas of high moisture, poor ventilation, humidity issues and so on.

What happens if the test comes back positive for mold?
You will receive a detailed report with:

- We can also recommend reputable, licensed remediation companies if needed.
Will I need a second inspection after remediation?
This is not required. However, we recommend post-remediation clearance testing to ensure the mold has been properly removed and indoor air quality is safe again. This also provides you with documentation to prove that the air quality is safe, whether for your own peace of mind or for employees or tenants.

Florida-Specific Questions
Why is mold so common in Florida?
Florida’s year-round humidity, storms, and warm temperatures create the perfect conditions for mold growth. Even small leaks or condensation can quickly lead to a mold issue.
Will homeowners’ insurance cover mold?
Coverage varies by policy. Some insurance companies cover mold caused by
sudden water damage (like a burst pipe), while others exclude mold entirely. We
recommend checking your policy or checking with your insurance agent. We can recommend public adjusters and lawyers who can help you to navigate through this journey.
